With a strong commitment to delivering exceptional investment returns, we are dedicated to optimizing the performance of our real estate portfolio. The newly created Portfolio Strategy team plays a pivotal role in achieving this mission, collaborating closely with asset management and key internal stakeholders to maximize value.

 

We are seeking a highly motivated and experienced multifamily real estate professional to join Portfolio Strategy as a Director. The Director will be instrumental in developing and overseeing strategies that maximize investment returns. This role will require a deep understanding of multifamily asset management, a strong grasp of real estate capital markets, and excellent communication skills to effectively liaise both with internal teams and with Blackstone.

 

The Director will work closely with the Head of Portfolio Strategy to help create, own, and lead the key processes and tools that will allow the team to enhance portfolio performance and returns. The successful candidate will have responsibility for combining capital markets expertise, investment considerations, data analytics, portfolio management and on-the-ground strategy, and operate with urgency to drive outsized value creation. The ideal candidate has experience with ‘round trip’ investing and portfolio management in the multi-family sector.

 

This individual will possess a demonstrated history of successfully (a) building cross-functional relationships, (b) analyzing risks and opportunities of a multifamily asset and its market, and (c) executing scalable portfolio management processes.

What you will do:

  • Develop detailed asset-by-asset business plans in partnership with asset management that align short-term operations with long-term investment objectives
  • Oversee the creation of new financial models and returns-focused analyses that support portfolio value optimization
  • Coordinate hold/sell analyses and formulate strategies accordingly
  • Lead periodic portfolio valuations and scenario analyses updates
  • Participate in and potentially lead periodic portfolio investment performance reviews
  • Evaluate and explore merits of accretive investment spends, namely ROI & Redevelopment projects
  • Work closely with the Investments team in the underwriting, acquisition, refinancing, and disposition of assets and including flagging specific assets or markets based on actionable trends
  • Review and analyze portfolio performance to ensure that asset business plans are on track, and be prepared to collaborate to diligently pivot plans as needed
  • Closely collaborate with internal key members to ensure seamless alignment between investment and operational strategies, including assessing the risks, opportunities and weaknesses throughout the portfolio
  • Participate in property visits and market tours to assess positioning and potential of an asset within its submarket
  • Exhibit leadership in partnering with other internal teams, and in developing Portfolio Strategy team members
  • Monitor market trends and inform senior leadership, Blackstone, and asset managers of strengths and opportunities to help guide relevant asset and portfolio strategies
  • Assume responsibility for and drive investment-forward portfolio returns in connection with asset management and other key internal stakeholders
  • Provide performance updates and ad hoc reports as necessary

What you should have:

  • Minimum of 7 years multifamily asset management and/or investment experience
  • Ideally with portfolio management experience gained on a sophisticated investment platform. Experience working within a private equity context and covering a national footprint
  • A comprehensive understanding of real estate and capital markets
  • Exceptional quantitative and underwriting skills
  • Ability to effectively and confidently speak to detailed multifamily strategy as well as ideal investment positioning
  • Strategic, creative and analytical thinker
  • Excellent interpersonal and communication skills
  • Ability to write and present at high levels in a business context, in a clear and concise manner
  • Demonstrated leadership capabilities with relevant management experience
  • Strong organizational skills and attention to detail with the ability to manage multiple priorities under tight timelines simultaneously
  • Ability to build strong relationships across the organization, and quickly build credibility and gain the trust and confidence of colleagues
  • Bachelor’s degree in Finance, Business or a related field
  • Travel required

As of the date on which this job advertisement is posted, the Company anticipates that the base salary range for this role is $210,000  - $300,000 (this represents the presently-anticipated low and high end of the Company’s base salary range for this position).  Total direct compensation may also include discretionary bonus and/or incentive compensation. Actual base salary range may vary based on various factors, including but not limited to location and experience.
