With a strong commitment to delivering exceptional investment returns, we are dedicated to optimizing the performance of our real estate portfolio. The newly created Portfolio Strategy team plays a pivotal role in achieving this mission, collaborating closely with asset management and key internal stakeholders to maximize value.

 

We are seeking a highly motivated and experienced multifamily real estate professional to join Portfolio Strategy as an Associate.

 

The Associate will work closely with senior Portfolio Strategy team members to build and support the key processes and tools that will allow the team to enhance portfolio performance and returns. The ideal candidate will possess strong real estate underwriting capabilities, adept at creating and maintaining detailed financial models covering all aspects of multifamily investment performance. Since this is a new LivCor team, the role will initially focus on supporting the buildout of the data infrastructure and long-term analytical tools, working closely with the Head of Portfolio Strategy. The Associate will be responsible for a wide range of analytical and reporting duties critical to producing an investment-forward culture.

What you will do:

  • Create and maintain detailed financial models that translate high-level investment objectives into operational strategies
  • Support the development of detailed asset-by-asset business plans
  • Build and update cash-flow & returns-focused financial analyses that support portfolio value optimization
  • Conduct periodic hold/sell analyses
  • Periodically update asset-by-asset valuations
  • Provide material for periodic portfolio investment performance reviews and as-necessary ongoing reporting needs
  • Assist in the development of critical dashboards, templates, and databases that will be widely used by both the Portfolio Strategy team and the whole organization
  • Create support analyses for evaluating the merits of accretive investment spends, namely ROI & Redevelopment projects
  • Work closely with the Investments team in the underwriting, acquisition, refinancing, and disposition of assets
  • Continuously review portfolio performance with newly created analyses tools
  • Participate in property visits and market tours to assess value-positioning and potential of an asset within its submarket
  • Develop a deep understanding of all-things multifamily investing: capital-markets, yields, capital stacks, finance, and operational strategies
  • Ad-hoc and special projects related to performance updates, market insights, team infrastructure improvements, and other potential ancillary opportunities

What you should have:

  • Minimum of 3 years real estate investment analytical experience
  • Ideally with either asset management or underwriting experience gained on a sophisticated private equity real estate platform
  • Multifamily financial modeling expertise and an in-depth understanding of real estate fundamentals
  • Excellent written and verbal communication skills
  • Ability to lead projects with little direction
  • Ability to effectively collaborate with cross-functional colleagues
  • Ability to present technical analysis and strategic insights in a clear and concise manner
  • High attention to detail
  • Bachelor’s degree in Finance, Business or a related field
  • Travel required

As of the date on which this job advertisement is posted, the Company anticipates that the base salary range for this role is $130,000 - $200,000 (this represents the presently-anticipated low and high end of the Company’s base salary range for this position).  Total direct compensation may also include discretionary bonus and/or incentive compensation. Actual base salary range may vary based on various factors, including but not limited to location and experience.
