This new VP role will be responsible for the overall direction, coordination, implementation, execution, control, and completion of all Strategic Initiatives projects ensuring consistency with company strategy, commitments, and goals.  Critical to the success of the role will be detailed measurement and tracking of ongoing project implementations as well as the ROI of these projects in a way that provides strong operational transparency.  Covering all resident-facing programs, this leader will support and cultivate a team that deepens relationships with Asset Managers, Vendor Partners, and Operating Partners.

(ESSENTIAL JOB FUNCTIONS)

 

What you will do:

 

  • Provide constant opportunity review; is LivCor handling the right initiatives and ONLY the right initiatives?
  • Oversee the planning and guide the implementation of all projects across Strategic Initiatives
  • Facilitate the definition of project scope, goals and deliverables – establishing best practices for measuring, articulating and celebrating ROI – both in financial and reputational returns
  • Define project tasks and resource requirements; ensure we have the right people in the right roles
  • Assemble and coordinate deep external partnerships with our consultants, operating partners , vendor partners
  • Provide team direction and alignment with functional areas and initiatives across LivCor
  • Oversee new vendor bidding and manage relationship/implementation with select vendors
  • Support SI Team Director Program Managers and Analyst(s)
  • Track project deliverables using appropriate internal tools including Asana - providing transparency to the organization 
  • Consistently measure, monitor and report on progress of each vertical to all stakeholders
  • Perform business research and analyze markets, competitors, vendors, options and costs/benefits. Use the analysis to identify efficiencies and optimal solutions. 
  • Collaborate with peers across departments including ESG, Revenue & Performance, Marketing, Asset Management, CAPEX, Operations and FP&A as needed
  • Lead the budgeting process for SI in partnership with the FP&A and Asset Management team
  • Measure and report on critical metrics for success of the SI portfolio of verticals
  • Lead the development of annual and quarterly OKR’s for the SI team
  • Develop relationships with and take lead on messaging to operating partners – including regular updates to the LivCor Playbook
  • Actively seek out new opportunities and vendors to enhance the resident experience and community NOI
  • Estimated Travel: 25% 

What you should have:

  • 10+ years of experience in multifamily, real estate, business or project management required
  • Familiarity with multifamily and experience with utility procurement and management
  • Ability to work independently with little oversight, juggle multiple priorities and manage time / multi-task to accomplish objectives of diverse project work
  • Prior experience growing a team is critical to success
  • Comfort and confidence in managing “up”
  • Bachelor’s Degree required
  • General project management experience – manage schedule, budgets, scope and expectation
  • Vendor management including RFP’s and contract negotiations
  • Communications development and management
  • Conflict resolution and risk management
  • Works well within an entrepreneurial environment, managing ambiguity
  • Versatile problem solver

Base Salary Range:  $171,500 - $216,500. This represents the presently-anticipated low and high end of the Company’s base salary range for this position.  Actual base salary may vary based on various factors, including but not limited to location and experience. 

 

Total Direct Compensation:  This job is also eligible for discretionary bonus and incentive compensation on an annual basis.

 

Benefits:  The Company provides a variety of benefits to employees, including health insurance coverage, retirement savings plan, paid holidays and paid time off (PTO).
