The Financial Analyst will join the Joint Venture (JV) - Managed FP&A team comprised of financial professionals responsible for performing a myriad of analytical duties associated with operating a multifamily portfolio with 25,000 units and growing. The duties include preparing quarterly board materials, monthly financial analysis & variance reporting, assisting with the consolidation of annual budgets and quarterly reforecasts, maintaining financial models, onboarding new acquisitions, and ad hoc analysis & reporting.

What you will do:

 

The ideal candidate will convey a passion/curiosity for real estate investment & financial analysis, constantly work to identify, scale, and automate repetitive functions, be coachable, and have a strong desire to learn and grow in the field. Preferably we’re looking for a candidate with at least 1 year of FP&A experience and the desire to break into the multi-family industry. You bring your analytical skills; we can teach you real estate.

  • Provide reporting in a timely and accurate manner to LivCor executive leadership, Blackstone leadership, and other key stakeholders as may be determined.
  • Complete “deep-dive” property assessment reports for at-risk assets not meeting Budget and/or operational expectations.
  • Communicate analyses to key stakeholders within LivCor so that informed key strategic decisions may be made.
  • Analyze monthly financials for opportunities to re-class certain costs below NOI and make action-oriented conclusions to improve financial and operational results.
  • Assist in consolidation of JV Partner’s annual budgeting and forecasting processes.
  • Retrieve and analyze financial and operational data from Essbase/PBCS and Property Management Systems used by JV Partners (example: Yardi, YieldStar, OneSite, etc.)
  • Develop subject matter expertise in whichever markets and submarkets are assigned including but not limited to job growth, supply growth, permits, absorption, rent growth and occupancy
  • Develop productive working relationship with JV Partners and other key stakeholders.
  • Perform special ad hoc projects and analysis on a frequent basis.

 

What you should have:

  • Bachelor’s degree in economics, finance, real estate, STEM or accounting
  • Early in career analyst with at least 1 year of FP&A analyst experience and desire to learn real estate
  • Ability to demonstrate analytical acumen
  • Strong work ethic: strength to thrive in a dynamic and demanding work environment, ability to meet critical deadlines, desire to learn and continued self-improvement, motivated by desire to achieve excellence
  • Proficiency with Excel and PowerPoint: efficient database sourcing, utilization of standard Excel functions (sum-if’s, v/h-lookup, index/match, indirect, pivot tables, data tables, filters) to aggregate and summarize data, creation of graphs in proper context of data presented, use of best practices for insuring data integrity, design of executive/board level presentation quality outputs
  • Basic understanding of accounting (GLs, TBs, and capital policy) is a plus
  • Excellent oral and written communication skills, self-confidence to lead a meeting and discuss financial results with executive leadership team or Blackstone asset management team
